Documents worth having ready
- Survey, and any later changes to fences or buildings.
- Well, septic, or utility records you actually have.
- A stall count, arena dimensions, and a plain description of footing and irrigation.
- Fence type and the year major sections were replaced, if you know it.
- Restrictions if the farm sits in a community.
What to photograph
Photograph the barn aisle, stalls, feed room, arena, gates, and problem spots you would rather explain than hide. A buyer who finds standing water or a broken board on a second visit will trust the rest of the file less.
